Welcome to Touch Homes, LLC (“Trusted Touch Homes,” “we,” “our,” or “us”). This Privacy Policy & Terms and Conditions describes how we collect, use, and protect your personal information when you use our shortterm rental services. By booking and staying in our properties, you agree to the terms of this Privacy Policy. Information We Collect (This Only Applies to Information obtained or sent directly to Bloomvilla Homes, not 3rd Party websites). We will not arbitrate or work with 3rd party vendors to delete or remove your information from their platforms or services (e.g. AirBNB, VRBO, Booking.com, etc).

Personal Information

We collect personal information that you provide to us when making a booking, such as:

• Name(s)

• Contact information (email address, phone number, mailing address)

• We do not collect any Payment Information processed through 3rd Parties (e.g. AirBNB, VRBO, Booking.com, Stripe Payments, etc)

• Government issued identification (for discount verification purposes) only. All ID is immediately deleted upon confirmation. Any data sent through WhatsApp is encrypted and deleted after verification. It is recommended and preferred that no private data is transmitted without encryption for any PII (Personally Identifiable Information) or SPII (Significant Personally Identifiable Information).

Automatically Collected Information

• When you interact with our website or services, we may automatically collect information, including:

• IP address

• Device type

• Browser type

• Operating system

• Usage data (e.g., dates and duration of your stay)

• Photos of your likeness or any and all cellphone communications, internet browsing while connected to Trusted Touch Homes wireless or physical internet connections at any time in proximity or inside of any of our homes.

Terms and Conditions of Occupancy

• Acknowledgement of Non-Tenancy Relationship
  By acknowledging or processing any payment (cash, electronic, cryptocurrency or otherwise) or taking possession of or occupying or entering any property managed, owned, or offered by Trusted Touch Homes, LLC, Shea Bennett, or any affiliate, officer, staff member, or related entity (collectively, "Provider"), you (the "Occupant") expressly acknowledge and agree that your occupancy, regardless of its duration—from one (1) second to three hundred sixty-five (365) days or more—does NOT constitute a landlord-tenant relationship under any jurisdiction. No tenancy, leasehold estate, or rental agreement is created now or at any time in the future, in perpetuity.

• Superseding Clause
  This statement constitutes the sole and complete agreement regarding the nature of any occupancy. Any and all prior or contemporaneous oral or written statements, representations, contracts, or agreements that conflict with these Terms and Conditions are hereby declared null and void.

• Express Waiver of Tenant Rights
  The Provider will not, and does not, enter into any agreement that confers tenant rights, protections, or privileges under any local, state, or federal law (including but not limited to landlord-tenant acts, rent court procedures, or eviction protection statutes) to any Occupant, for any occupancy period, past, present, or future. Occupant expressly waives any and all claim to such rights.

• Occupant's Responsibility for Terms
  Occupant understands that they will not be provided with an individual copy of this notification. It is the sole and ongoing responsibility of the Occupant to be aware of, review, and understand these Terms and Conditions, which are made available prior to payment and occupancy. Payment processing or taking possession of the property constitutes conclusive evidence that Occupant has read, understood, and irrevocably agreed to these terms.

• Unauthorized Occupancy & Removal
  Any occupancy, entry, or attempt to remain on the property without the Provider's explicit written approval is strictly prohibited and shall be considered a trespass. In such event, Occupant consents to immediate physical or forced removal from the property by the Provider or its agents, without prior notice or judicial process.

• Judicial Relief Waiver
  Occupant expressly agrees that they are not permitted to seek, and hereby waive any right to seek, any form of judicial relief, legal action, or claim premised for establishing any landlord-tenant relationship, short or long-term lease, or rental agreement via in-person, 3rd party short term rental company, application or verbal or written agreements. This waiver applies to all courts, administrative bodies, or forums within any city, municipality, district, the State of Maryland, or any states of the United States of America.

• Condition of Entry
  Failure to agree to each and every term and condition stated herein means you are expressly prohibited from entering, occupying, or remaining on the property for any reason whatsoever. Your voluntary payment and/or entry constitute your final and binding acceptance of these terms in their entirety.

Your Rights

 You have certain rights regarding your personal information, including:

• Access: You may request access to your personal information.

• Correction: You may request correction of inaccurate or incomplete information.

• Deletion: You may request deletion of your personal information, subject to legal and contractual restrictions. This excludes requesting to seal any legal cases of dispute at any time in perpetuity.

• Objection: You may object to certain processing activities.

• All rights are subject to the laws of the State of Maryland and the US Federal Government which may terminate all associated rights by law, policy, criminal proceedings, statute or judicial prejudice.

• You acknowledge, understand and accept that you have absolutely no right to privacy if you violate any city, state, or US Federal government law.

• You acknowledge, understand and accept that you have no right to privacy while entering, staying or visiting any properties owned, operated, offered or controlled by Trusted Touch Homes, LLC, Shea Bennett, or any affiliate, officer, staff member, or related entity (collectively, "Provider"), you (the "Occupant") expressly acknowledge

Exceptions

This Privacy Policy does not apply in any cases of the course of a criminal offense that can be prosecuted by the Baltimore City Police, State of Maryland Police, or the US Federal Government. In such instances, any data collected may be disclosed to relevant authorities without notice.

Cybersecurity Against Child Pornography

At Trusted Touch Homes, LLC, we maintain a very strict policy regarding all illegal activities and the safety of our guests and community. In accordance with our commitment to legal compliance, cybersecurity ethical protocols and ethical standards, any instances of child pornography discovered on our networks during your stay will be immediately reported to the appropriate Baltimore city, State or Maryland, or US Federal Government authorities. Checks are random manually or automated if anything is reported or alerted on the Bloomvilla internet network. We are dedicated to cooperating fully with law enforcement agencies to ensure such illegal activities are addressed promptly and appropriately. Your name, your stay dates and any information provided by you during your stay to include your MAC Address of your phone or laptop of all guests during your stay will be provided to law enforcement. Persons who watch, sell, consume or share Child pornography on any IT networks will have no expectation of privacy and all of your activities will be reported in conjunction with Google Wifi Home devices and Comcast Xfinity Router information.

 We may update this Privacy Policy from time to time. We will notify you of any significant changes by posting the new Privacy Policy on our website and indicating the date of the latest revision. Your continued use of our services after such changes will constitute your acceptance of the new terms.
